BaumeisterCivil to build 90 homes in Abuja for OasisRealEstateDev

We've been picked to deliver three real-estate projects in Abuja for our sister-company OasisRealEstateDev — 20, 30 and 40 units across three sites. Groundbreaking starts later this year.

The deal

Three sites across Abuja, all built in conventional reinforced-concrete construction: 20 units in Site A (Lokogoma), 30 units in Site B (Gwarinpa) and 40 units in Site C (Karu). 90 homes in total.

Timeline

Groundbreaking Q3 2026 on Site A, Q4 2026 on Site B, and Q1 2027 on Site C. Reinforced-concrete frames with block infill, finished to investor-grade specification across all three sites.

Why this build

Compresses the build window for OasisRealEstateDev's investor obligations, sequences trades to reduce weather risk during the structure phase, and delivers consistent finish quality across all 90 units. Backed by our ISO 9001 / 14001 / 45001 systems.

Sister-company terms

Single-source delivery from architectural concept through handover. Both teams sit under the Oasis Bauen Holdings umbrella, so coordination is direct and contracts are streamlined.

Certification work on track for oil & gas deals

We're in the final stages of the certifications needed to start tendering for oil & gas modular work — clearing the way to become a premier modular partner for the sector.

What's being certified

Our industrial control rooms, accommodation modules and operational containers are completing ATEX and IECEx Zone 1 & 2 audits this quarter — the standards required for hazardous-area work in upstream and midstream oil & gas.

What this unlocks

Direct deployment of BaumeisterCivil modules into onshore well-pad operations, gas-processing plants, FPSO welfare cabins and remote field accommodation across the Niger Delta and northern Nigerian fields.

Pipeline

We are in early conversations with three operators about modular tender packages for late-2026 awards. The certifications are the gating step.

Where we go next

Once certified, we localise final-assembly hubs closer to operating regions to compress logistics, and we add ATEX-rated lighting, EMI-shielded comms and Zone-rated HVAC as standard specifications across the relevant module types.

Modular for oil & gas — our roadmap

Why oil & gas operators in Nigeria need modular accommodation, control rooms and ATEX-rated workspaces — and the step-by-step plan we're following to become the country's premier modular partner for the sector.

Why modular wins here

Oil & gas operations are time-sensitive, often remote, and run on rotation cycles. Conventional builds can't keep pace. Modular delivers fitted accommodation, control rooms and welfare units in weeks instead of months — durable for harsh climates, ATEX-rated for hazardous areas, and demountable for redeployment.

Our four-step roadmap

  • Step 1 — Certifications. Complete ATEX / IECEx Zone 1 & 2 audits and operationalise the certified product line.
  • Step 2 — Industrial-line build-out. Productise control rooms, mess units, medical bays, security cabins and ATEX accommodation as catalogue offerings, sized to crew.
  • Step 3 — Operator partnerships. Sign strategic frame-agreements with operators in the Niger Delta and northern fields for repeat-call modular work.
  • Step 4 — Local final-assembly hubs. Stand up assembly yards near major operating regions to compress logistics and accelerate response.

Targeted milestones

Q2 2026: certifications signed off. Q3 2026: first paid pilot with an upstream operator. Q1 2027: dedicated industrial product line live. By 2028 we aim to be Nigeria's go-to modular partner for oil & gas operational facilities.

Building diaspora confidence in Nigerian build quality

Notes from a year of delivering for diaspora clients — what they ask, what they value, and how we shaped our build-deliver-quality promise into a repeatable model.

What diaspora clients asked for

Three things came up in every conversation: real-time visibility into the build, fixed-price contracts in dual currency, and a clear answer to "who do I call if something is wrong?" In a market where many absentee owners had been burned by cost overruns and unfinished projects, those three asks shaped our delivery model.

What we changed

  • Weekly site updates — drone footage and milestone photos uploaded to a private client portal.
  • Naira and USD invoicing on every milestone, with the rate locked at contract signing.
  • Escrow-style milestone payments via a regulated trust account.
  • One named project lead per build — every client has a single phone number.

Outcome

Across last year's delivered diaspora projects, every client either commissioned a follow-up build or referred at least one new client. We're rolling the same framework into every BaumeisterResidence engagement going forward.

Why it matters

Diaspora demand for modular homes in Nigeria is growing fast. The product is great — but so is the trust gap. Closing that gap with transparency, currency-honest pricing and visible delivery is a market-making move, not just a customer-service one.

Modular data centers — Nigeria's next big build, with push from foreign and local investors

IoT and AI are driving a surge in demand for energy and data infrastructure across Africa — and foreign and local investors are funding the build-out. We're positioning to lead modular data-center delivery in Nigeria and the wider continent.

Why now

AI workloads are roughly doubling year-on-year. IoT deployments — smart cities, agri-tech, fintech — need edge data centers close to where the data is generated. 5G rollouts force telecom operators to upgrade core sites. The combined pressure is creating an unprecedented build pipeline across Lagos, Abuja and Port Harcourt.

Who's funding it

International infrastructure funds and pan-African vehicles are co-investing alongside Nigerian sovereign-wealth and pension funds. The capital is there; what's missing is delivery speed.

What modular delivers

  • Pre-fabbed power, cooling and rack skids that crane-install on prepared sites.
  • 8-week site-to-live timelines instead of the 12-18 months conventional builds require.
  • Standardised Tier-3 specification across multi-site rollouts — same units, same quality, anywhere.
  • Easy expansion: drop additional skids when capacity demand grows.

Where we're going

We're in early discussions with Tier-2 operators in Lagos, Abuja and Port Harcourt about pilot deployments. Our goal is to be the modular delivery layer underneath Nigeria's data-center expansion — and from there, the wider African continent.

Industrial Partnerships programme — building factories and operational centres for partners

BaumeisterCivil opens a dedicated industrial partnerships and constructions programme. The programme covers factories, plants, control centres and operational sites for manufacturers and industrial groups across Nigeria and West Africa — designed, fabricated and assembled as a single coordinated workstream.

What's covered

  • Factory builds — production halls, warehousing and ancillary structures, modular and crane-installed.
  • Operational sites — control rooms, security cabins, mess and welfare units, sized to your shift pattern.
  • Plant retrofits — modular augmentation of existing brownfield sites without disrupting operations.
  • Coordinated programmes — multi-site, multi-year delivery managed as a single workstream with one project lead.

Who it's for

Manufacturers, FMCG operators, mining groups, agri-processors, and industrial conglomerates across Nigeria and West Africa. Whether you need one production hall or a network of plants, we deliver under one programme contract.

Status

Three partners signed in the inaugural cohort. Names and project details to be announced over the next quarter as we move from contract to crane.

How to engage

If your group is planning a new industrial site, a brownfield expansion, or a multi-location rollout, we'd like to hear from you. Talk to us via the contact page and ask for the Industrial Partnerships programme.
